Nathan A. Miley Senior Housing Community Fact Sheet

The Nathan A. Miley Senior Housing Community at Eastmont transforms an existing derelict four-story office building into a state-of-the art independent living facility for low- and moderate- income senior citizens. The project celebrates the accomplishments of Alameda County Supervisor and former City of Oakland Council Member Nathan A. Miley, a relentless advocate for seniors’ rights. It is the capstone of Eastmont Properties Company’s master plan for the redevelopment of Eastmont Town Center in east Oakland, California, and a tribute to the company’s vision of replacing vacant and underutilized space with vital housing, community and retail services.

Structure:
Vacant four-story building gutted to core structure. Replacement of all systems, including HVAC, plumbing, electrical, fire safety, windows, walls, doors, cabinetry, elevators, bathrooms, etc. Construction scheduled to be completed December 2006. Project cost: $11 million.

Apartments:
68 units available for lease in June 2006 to seniors earning between 30 percent to 60 percent of area medium income. Occupancy beginning February 2007. Units priced from $400-$650/month for studios, $450-$825/month for one-bedroom apartments. All units include full kitchen and bath plus high-speed cabling for Internet connection. Third- and fourth-floor units feature views of the Skyline hills, Oakland Coliseum, and beyond.

Amenities:
On-site manager, 1,500-square-foot community room with large kitchenette and patio doors opening to a 4,000-square-foot enclosed, high-walled community garden. On-site laundry facilities. 25 secured parking stalls with an additional 50 dedicated stalls adjacent.

Funding:
Project received $7.5 million in Nine Percent Federal Affordable Housing Tax Credits (the only Oakland project awarded this funding in 2005), a $500,000 grant from the City of Oakland and $3 million financing from Sun America, Union Bank and Community Bank of the Bay.

Michael Willis Architects and Haviland and Associates Architects.

Contractor:
Construction managed by TEAMWRKX, Inc. with TEAM Construction and Development as the general contractor.

Consultants:
Consultants include W.B. Clausen Structural Engineers, Cal-Air, Redwood City Electric, Terry Mechanical, PGS Design, and Raymond Brooks Engineering.
